Housing plans for old Grillo Works
Carmarthenshire councillors are to visit the former Grillo Works site at Burry Port Harbour to consider plans for housing development there.
The planning committee voted for a site visit and were told that the Welsh Assembly Government had instructed the council not to make a decision on the application now.
The scheme by Castletown Estates Ltd is for redevelopment of the former works for residential development and up to 465sqm of retail leisure floor space landscaping, public open space, remediation and associated works.
The site lies about 500m to the south of the town centre, and largely comprises of the former Grillo Zinc Oxide industrial factory site, which has now been cleared.
The former industrial site takes up the majority of the application site, whilst the remainder of the application site consists of land in Carmarthenshire County Council/Welsh Assembly Government joint ownership to the immediate west and south, which has been included for site access and public realm improvement reasons.
The covering letter submitted with the application states that the vision is to redevelop this former industrial site into a vibrant, high quality, residential development incorporating a range of house types, sizes and tenures.
The application will be subject to a Section 106 legal agreement (or Unilateral Agreement) agreeing to: affordable housing, 10 per cent contribution; education, £352,138; open space, £195,603; highways, £48,934; contribution toward surface water remediation scheme (Llanelli Town Centre), £13,325.
Head of planning Eifion Bowen said: “The Welsh Assembly Government has told us not to determine the application.
“The application has been with the authority for over two years and the recommendation to approve was based on extensive investigation into ground water contamination issues and the terms for community contributions.
“Members have decided to undertake a site visit by which time we hope to have clarification from the Assembly on their issues of concern.”
