Work underway on new office development in Carmarthen


Work is now underway on a new office development located near Carmarthen’s popular retail hub St Catherine’s Walk.
Local development company, Hacer Developments Ltd, is breathing new life into the former Nolan Windows site in Carmarthen town centre with support from the South West Wales Property Development Fund (PDF).
The South West Wales Property Development Fund has been part-funded by the European Regional Development Fund through the Welsh Government.
Hacer Developments Ltd, a local firm owned by husband and wife Carwyn and Sarah Davies, is constructing a 5000 sq ft three storey office building on Merlin Street, Carmarthen. The development is receiving £400,000 of funding from the PDF and when complete will have the potential to accommodate 17 jobs. The development will be completed in March 2015.
The completed development will be occupied by Bro Myrddin Housing Association, who are relocating from their current base in Johnstown.
Bro Myrddin Chief Executive Hilary Jones said: "This town centre location will assist us greatly in serving our client base as it’s a lot more accessible, being within walking distance of the town centre and excellent transport links."
This regional PDF project is being led by Carmarthenshire County Council in partnership with City and County of Swansea, Neath Port Talbot County Borough Council, Pembrokeshire County Council and the Welsh Government.
The programme aims to support high quality office and industrial developments and priority will be given to applications that will provide tangible benefits to the local economy in terms of jobs, premises created, and the number of small and medium enterprises accommodated.
The programme helps fund the gap between the cost and end value of developing industrial and office accommodation throughout South West Wales. Low end-values for these types of properties have discouraged developers from building in the area in recent years and the Property Development Fund has helped unlock significant investment throughout the region.
Hacer Developments Ltd director Carwyn Davies said: "We have worked well with the Property Development Fund team and it is good to see how the PDF is delivering schemes in Carmarthenshire."
Carmarthenshire County Council executive board member for regeneration and leisure Cllr Meryl Gravell who said: "I am pleased that the South West Wales Property Development Fund has been able to help take forward this venture which will provide high quality office space in Carmarthen. The end occupier and their customers, have the benefit of excellent transport links to and from the site."
